How do I know whether my water heater needs repair or replacement?

Age is the first signal. Most tank heaters last eight to twelve years, so if yours is past ten and needs a significant part, replacement usually costs less over the next few years than a string of repairs. Rusty hot water or water pooling at the base of the tank generally means the tank itself has failed and no repair will fix it. A failed element, thermostat, or heavy sediment on an otherwise sound tank is usually worth repairing. We will look at yours and tell you which situation you are in.
